Guys, please help me analyze this property. The seller is very eager to sell but I am not sure that numbers make sense. Does it make sense to ask for seller financing? Sellers doesn't want to pay RE fees and wants to avoid cap gains. Deal or no deal?

Wow, guys, thank you so much for your input and wise suggestions. @Ryan Blake, i definitely do not need any motivation ( its pouring out of me :-) but I certainly would welcome someone with  experience who can be straight with me and say" Hey, not a good deal" or " Grab this deal and run with it and I"ll point you in the right direction." 

I don't need anyone do the work for me. I am doing it: DM, calls, driving for $$$, sending out postcards etc. I just feel like it's chaotic and I am frustrated. I hear different things on podcasts, forums: do the first deal and it gets better ( I am sure it boosts your confidence but how do you know it is a "deal"?) or it's important  to have someone help you on the first deal to get the right start. 

I guess people have different experience with starting out and I have to make my own. 

@Caleb Heimsoth , I hear you and agree wholeheartedly. I don't want to "buy" mentor or a coach, but I would definitely do a partnership deal ( and do  the heavy  lifting) in exchange for experience and leadership. 

Thanks for taking time to reply on my post, it helped me to get perspective on the subject. 

I appreciate everyone's opinion on the subject.

as a matter of fact I am taking proper training in REI. In theory I know things, but I don't want to be a Doctor who trained only in a classroom.

I would like to have a mentor who can help me get "hands on" training in real situations, point me in the right direction, advise me on the deals... So my question is is it feasible to find a mentor who is not just teaching from the podium? 

#Alina Trigub, my understanding is that coaches you listed specialize in multifamily  properties? Can anyone suggest trustworthy mentor in DMV area?

Hello, 

I am hearing different suggestions about having a mentor. I know this subject has been discussed numerous times and yet it still seems to be a "burning" question for many newbies (I am one of them). I am confused:  some investors are for it and some are telling me I have to figure it out on my own. 

And yet almost every person interviewed  on Bp podcasts ( successful investors) bring up subject of having a mentor to help them start out. I just heard Paul Moor advising  " find a mentor"  as you stat out in RE investing and he suggested finding it on BP. 

Can anyone recommend one? Does it make more sense to have a mentor who is local ? 

Appreciate any input

@Sam Shueh,thanks for the response. I got the insurance info from Realtor in the description, rent estimates from rentometer which is apparently not very reliable info. 

@Carter Hatch, that is what I am thinking...and reached out to you, guys. I will talk to realtor today and see how good of a property it is. It looks in a good neighborhood. It is listed as a SFR.
