Good afternoon! I apologize if I am asking too much I would like to have some advice from experience investors . 

The situation is : I am on a process to purchasing a property to live in , It will be FSBO , the house is a single family 3 bed 2 bath 1632sqft In Charlotte NC ( 10 - 15 min from downtown Charlotte driving ) there is no HOA ( it was rented until March 20 this year ) the house is brand new inside she renovated it all in less than 2 years with high quality materials because her daughter was going to live there and now she decided she doesn't want to live in Charlotte ... the property has exterior damage it needs probably like (10k repairs) before she can listed in the market with an agent. She asked 210k as is but I don't have that in cash also I will be buying with a conventional loan pre approved for 250,000. The seller told me she has an attached to the property because she raised your family there but her husband has some health issues so she doesn't have the time to take care of her husband and some others properties at the same time so that's why she is selling. I told her It would be difficult to get a mortgage in the property because of the repairs so she asked me if she do the repairs can I give her 249,000. My question is since it will be a property for live in what did you do in this situation knowing the market is a sellers market and I can't compite with cash buyers offering 20k above listing price anywhere in this area ? Thanks

Thank you so much for your advice I really appreciate it is the best advice I ever revived in this time , we only have one car payment $233  not biggest expenses my husband has other Side income no included in the mortgage. So what I really want is have a mortgage build equity instead of paying rent and still be able to keep saving ( we built those savings only in 1 year when I started to work March 2020)

Good evening BP community what is the best option that I have on this situation :

My husband and I are looking to buy our first property to live in ( 200k - 240k) we have 2 choice for mortgage loan 1. With SECU (non profit) 30 years mortgage 4.375% interest rate THEY DO NOT required DOWN payment or closing cost , I will spend only $500 for inspection out of my packet and maybe DD fee.  2 . Local lender 3% interest rate with choice of down payment assistance I will be paying closing cost inspection and DD out of my packet.  
we have right now 16k in savings. My husband doesn’t want to get a duplex because he said he wants privacy ( people have too many bad behaviors )   

I am starting with wholesaling since I don’t need much amount of Money or credit and then I can be saving my money to start buying properties and build a portfolio ( what strategies should I pick with wholesaling? I am paying propstream already   Direct mail , call calling ? (I don’t like D4D)  .   How can I invest my savings now ? Thanks

Good afternoon! I am so happy to be part of this community I started learning about wholesaling on November last year and started to actually talking action on February. I have been doing it part time because i work but i am decided to leave my job in few weeks  and became real estate investor full time I am very talkative  , I am not scared to approach sellers or deal with difficult sellers agents etc. I came from Colombia in 2017 and fear doesn’t stopped me to come to this country without knowing English very well and fear won’t stop me for quick my full time job achieve my goals and most important being happy.  Thank you
