Single-family residence fix & flip investment in Dallas.

Purchase price: $290,000
Cash invested: $60,000
Sale price: $449,000

Hoarder house/flood house that needed a complete gut remodel!

What made you interested in investing in this type of deal?

I love flipping houses in Dallas and really like focusing on the East Dallas area! This house was in a very sought after neighborhood so I knew it would be a great deal!

How did you find this deal and how did you negotiate it?

My realtor snagged it off the MLS, we were able to put the first offer in and close fast with our hard money lenders

How did you finance this deal?

Hard Money Loan

How did you add value to the deal?

We completely redid the house and added modern touches and a gorgeous kitchen with custom cabinets.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Zach Bell is my realtor and he is great at working with investors! I also used Wildcat Lending in Dallas and they are very easy to work with

Hello All! I need your advice/help! 

I have completed several flips with my own money and the help of hard money lenders, however, I am now going to be accepting money from a couple acquaintances who have money they would would like to give me in order to partner on a deal with me. They would act as silent investors and not be involved in the actual work but in it for the profits after the sale of the property. Since this is my first time doing this I want to do it correctly. I will still be using my hard money lenders and it will all be done through my company's LLC and bank account.

My questions are 

- Do I have a real estate attorney draw up a contract for them and myself? 

- Do they give me the cash that would be needed (down payment) and do I keep that in my business account as POF for my lender?

- What is a fair split of profits? Is 50/50 normal or too high?

Small multi-family (2-4 units) fix & flip investment.

Purchase price: $190,000
Cash invested: $55,000
Sale price: $335,000

I flipped a duplex in old East Dallas and had a lot of offers on this particular flip!
Duplex had never been updated and had all original tile, cabinets, etc from the 1950s.

This neighborhood is great because there are significant revitalization projects going on and people from downtown are moving to outter Dallas for better rent prices and home prices! Rents are consistently going up in this area as well.

Yes. Zach Bell is a great realtor for any investor looking to get into REI in Dallas, TX!
