Small multi-family (2-4 units) other investment.

Duplex we designed and built in 2018-2019.

How did you find this deal and how did you negotiate it?

The seller had heard of us and called to see if we we're interested in purchasing a piece of land he was about to severe from a SFH he was flipping. He offered to sell for a great price below market value since the lot was not even created yet and we jumped on the opportunity.

What was the outcome?

It was a small lot but we were able to design something that maximized our ROI.

The Semi-Detached we designed and built in 2018.

How did you add value to the deal?

We finished the basement in one side to make one of the units a 4 bedroom, 2 bath and extra living room.

What was the outcome?

This project got us bumped up the bank's business department. It also made us grow our business by getting a good legal & accounting team and forced us to better educate ourselves on all kinds of related topics.

We wanted this home to be a duplex from the start, we designed it as such but seeing as this was our first secondary residence build the bank would not loan us the value of a duplex so we built it as a SFR first. We were going to rent just the main floor and slowly start working on the lower unit, but then we had this great family that applied to rent for 2 years and offered us a good price for the entire house so we decided to accept and wait to save some money. They moved at the end of 2018 and we're just finishing the basement unit now :)

Found another lot not far from the last and decided to go for it again. The bank was starting to have a bit more faith in us plus we now had colateral

This was our first actual attempt at investing using our building method of no money down. We designed it to be a duplex but started rented out the entire home first until we saved enough money to convert it into a duplex.

How did you find this deal and how did you negotiate it?

We got a great deal on this piece of land. It was a problem lot that no one wanted because there was a large hill that restricted the building area and that required a retaining wall at the bottom and a slope stability report. Thankfully with our background in architecture we were able to figure out a design that maximized our ROI.

Auto Construction Loan from a local credit union

How did you add value to the deal?

By converting it into a duplex
