What is a good interest rate on an investment property (condo or single family home)?

@Christopher Phillips my apologies if this is a basic question, but what are the usual contingencies?

@Greg Dickerson so sending the contract pre-signed is ok? I do have appropriate protections (a diligence period where I have the right to terminate if the property isn’t suitable)

The billboard companies I've talked to lease rather than buy... but I think I want a sum upfront rather than payment over a period of years.

I am in the process of acquiring a piece of land in Chicago (proper) and became aware that I might be able to build a billboard on it. I did some more digging and contacted several billboard companies who told me that the zoning was right and a billboard could be built there. It's off the Chicago Skyway so not bad for a shot in the dark land purchase. Here's the kicker-- I'm not really looking to get into the billboard industry and would like some upfront cash to purchase a multifamily unit instead. Does anyone have any input/is that a bad idea?

@Hadar Orkibi I like these ideas too. It definitely would need to have some money thrown into it initially.
