Any good recommendations for contractors in the East Bay (or at least willing to work in Oakland)? Looking for someone that is great for high quality remodeling but won't break the bank.

As a side question, what are the general ranges in dollars per square feet for a full gut renovation for a house in the Oakland Hills (built on steep incline)?

We are selling an old house in the Bay Area that needs a full replacement of a sewer lateral (about $7k). This is a requirement by the city during the sale of a house and we have to be in compliance before transferring title. In your guys' experience, is this something that can be left to the buyer, or it is better if we pay for the repair ourselves before listing the house?

Do people usually hire an attorney to help with a 1031 exchange or is working with a QI enough?  What are your guys' experiences in this?

I haven't measured the deck size, but looking at pictures of similar sized decks this one seems like it's around 12x20 or 12x24 at the most. This particular termite company also has a general contractor license so they are also able to do remodels and certify them as being termite-free. The house is located in the SF Bay Area, if that makes any difference. Any advice would be greatly appreciated!
