Post: Issue with roommate tenants

I’m not in the middle of this issue with my tenants.

Last year, I rented a property to 3 roommates, X, Y and Z. And received the entire security deposit from X.

This year, Z moved out, X and Y decided to stay, and we verbally agreed that Z will be getting his portion of security deposit from X and Y.

But only until today, when Z send me a “threatening” message, did I found out that he never got the security deposit from his previous roommates X and Y. And the reason is, according to X and Y, that he left a mess behind and owes them other household expenses.

So now, I am involved. Z threatened to sue me for not returning his portion of security deposit.

X and Y agreed to do a new security deposit exchange with me, so technically I returned the security deposit, and they also paid down a new security deposit for their stay. Then the issue will be simply between Z and X/Y.

Is that okay? Will Z still be able to sue me if X/Y and I do this security deposit exchange?

I already have 11 houses, i.e. 11 loans. All in California. And according to my loan agent, that’s the most one can borrow. Even if I apply for more loans, and even if my income is enough, it will not be approved. What should I do then?

How can I make use of LLC and start borrow in the name of the LLC?

Can I buy properties outside of California and still be able to get loans?

No plan to buy with all cash.

Please give me some advice. Thanks.

I lived in it for about 3 years from 2010-2013, a long while back, so no, I am not qualified for the $250k relief.

So you are saying I should file and pay withholding tax to IRS now? Do I just simply mail them a separate Schedule D and 1040 now (not together with my 2019 normal tax return)?

I recently sold a foreign investment house, wonder how I can report it to IRS now? So that I won’t be getting a big penalty for not withholding enough tax for this capital gain from foreign property sales.

Since it’s a foreign sale, no form 1099-s was received for sure.

I have a foreign investment house and I sold it recently, how do I report the sale to IRS now? I don’t want to wait till Apr 2021 and pay a whole bunch of penalty for not withholding enough tax due to this capital gain. Thanks.

My husband and I are in California, we have two investment homes and one primary house, all under our names, all have loans also under our names. We think it's time to create an LLC or a trust for our kids, but with all the homes and loans under our names, wonder how can we do that legally? We don't want to take the risk by not telling the lenders about moving homes under an LLC's name.
My colleague and I came up with a new SFR strategy and can potentially get $2M first round investment from friends and family. We want to leverage up, what kind of financing may we get? Any recommended bankers we should talk to? We are located in CA, but the investment will be across the country depend on where we can find good deals.

Hi, I'm an investor based in Silicon Valley. I want to invest in buy-and-hold in single family, multi family and eventually apartment complexes. However, home area is at low CapRate and high buy-in prices. Would want to learn more about out-of-state investment opportunities, meet and connect with local partners. 

Any local meet-ups in Bay Area that's specialized in out-of-state investment I can join?
