I always refer my clients to the contract. It is my bible. The bible said they accept the rental as is and all the repair requests must be in writing. 

Landlord will pay the entire cost to repair the following items not caused by Tenant or Tenant’s negligence:

(a) heating and air conditioning systems;

(b) water heaters; or

(c) water penetration from structural defects

 That's it! I do not see appliances there.

I just got burned with bad lender: Fairway Independent Mortgage in Houston. He gave two pre-approve & pre-qualify loans letters to my client and did not put a contingency (or informed me!). I was in the dark and after over 100 showings and writing 5 contracts I find out my client can not get a loan until he sells his house. What a waste!
