Yes. So just to clarify even after the. 45 day barment period. There is an additional fee months it takes to quiet the title at which time the seller has the ability with clear title and title insurance to sell it to me. I did not expect the process to be this lengthy.  The deal is to sell to me only after producing a clear title which sounds like 5_6 months from now as the 45 days starts next week. This is definitely something to consider.....

thank everyone for the advice its all very helpful.  @John Underwood im going to contact the seller now and inquire about the expected time frame. Im not sure where they are in that process. The seller has stated they are willing tokeep me in the loop as they go through the process so I learn how its done. Just going to consult a re attorney ( whos investor friendly....any referals to any here in Atlanta?) to make sure I have contingencies regarding title and proper verbage in the contract before moving forward. im a newbie investor in Atlanta Ga. I have my first possible deal on the table for a property that was purchased at a tax sale. The seller contacted me and told me that they bought the property last year and just completed the redemption period.  They were currently in the process of obtaining a clear title when they received my inquiry to buy. 2 options were put out to either take it over as is...with quit claim deed and I complete the work to obtain clear title or at 2k increase in purchase price they do the work to deliver clear title. As I am unfamiliar with tax sales and this process.  I opt for the later deal. However in reading a few blogs it seems as though obtaining a clear tilte is a lenghty process. Ive read that its a 4 year waiting period prior to obtaing title. Also read 6 months. What exactly are the steps needed to obtain clear tilte after tax sale and what is typical time frame. Also is the extra 2k added to purchase warranted for this process (are the title search are process fees this much? ) Would it be wort obtaining myself with instruction?

Im in a similar situation. I have a deal on the table to purchase  property from a seller who obtained it through a tax sale. The sellrr stated that they just completed the redemption period and are currently in the process to obtain tiltle.  I am unfamiliar with tax sales and this process. My strategy is to fix and flip/ sell with lease purchase option. The area is a more of rental community, so the rent to own lease purchse option would be my primary exit strategy as I didnt particularly want to do the landlord thing.  I do however Need a marketable title and expected to close quickly. My question is now, ( after reading the past post regarding obtaining clear tiltle and 4 year waiting period....) how does exactly the process work in obtaing a clear tilte and what is the typical time frame?  Want to make sure  im able to flip asap. The seller has promised to deliver a clear title.

Congrats Jeff ! also a newbie wholesaler . located in atlanta. I have been trying to navigate this process on my own. But would love to have a mentor. I  never thought to reach out here for one on BP.Great idea. I also am starting with probates. I sent letters last week and got my first lead. Motivated seller from out of state with two properties! 

Because i dont have a buyer's  list. I am reaching out to a real estate agent who is a friend  to find a buyer. it's harder doing this on your own. I plan to seek out a mentor  as you did. Or at least someone for a little advise moving forward with this.

Hi Keela. My name is Nataki and im also a newbie wholesaler in Georgia. I have not completed my first deal yet. As ive.just started marketing building my buyers list,ect.  Wanted to introduce Myself and comment on your post. Although im no way an expert or experience if i were in that situation i would go ahead and veiw the property just because from what the seller is stating it may be move in ready and not require not much of any repairs besides the thermostat (hope its just that and nothing electrical).if so you may get an investor to puchase just below retail. Doesn't hurt to take a look....never know.

Btw. Im wondering who your mentoring with as i have been to many seminars and looking for a mentor as well. Is she local and how is it going in yiur honest opinion. Thanks and look forward to hearing from you.

Hey Ive been here four years now and bought my first property here to flip in Jonesboro/ Hampton area (clayton county) which is about 30 minutes from town which is not bad (typical commute time from anywhere in the A).  The area is decent and property is cheap.
