Thank you for your response! This individual did not pay rent on a monthly basis. They actually barely paid at all then just stopped paying anything about a year ago.

I have a friend who is having an issue with a roommate. In PA, what are the rules of kicking out a roommate of a house that is NOT a rental property. They never signed a lease. They have been told they need to leave and refuse. They have resided in the property for 2 years.

@Kim Coleman I'm just curious on the costs on this if you have gotten any yet. I just had an inspection done on a property and the inspector said the joists have termite damage and there is an active infestation. I am a little worried about how expensive this will be to fix and if I should even move forward with the property.

Hello, I am hoping someone can provide some reliable & reasonable contractors in the Philadelphia area. We have been doing most of the work on our own, however, we are going to get another property and its just becoming too much with full time jobs. We would like to get a couple bids in and see who would be the best fit. Thank you!

What are some things you wish you knew or were told when you first started investing. I currently own 2 houses and am still rehabbing one. I plan on renting them out but I am not sure what really to expect (other than most of the horror stories I have heard regarding renting) I would like to continue purchasing more houses and flip some as well. What I have learned so far: its REALLY hard to find reliable labor, working on houses yourself is really exhausting and something always goes wrong when you think it will be a simple fix! Please let me know any lessons/advice you have! Thank you :)

My husband and I just started last year investing in real estate, and boy are we making plenty of mistakes! We thought we could handle rehabbing 2 houses, while working, and be finished within a year. 1.5 years later one house is done and the other is (hopefully) going to be finished by the end of July, but who knows. We didn't plan as well as we thought, relied on people who we shouldn't have and everything just took longer. The costs of holding these houses and the toll its taking on ourselves is hard! I think these mistakes are great learning experiences for the next investment. You can't be scared to make mistakes because you will never make big moves! Just be sure to remember the mistakes. Good luck!
