@Grant Schroeder … you’re absolutely correct. It’s really hard to find anything that would cash flow here in CA and not worth the headache. Refi is much better for rental than heloc… i just can’t find anything to put money into it

@Joyce Hall ….. I held it off for the time being.. property prices have gone crazy since 2019. I'm thinking about just doing a HELOC on it just to have cash ready on hand just in case. Bank of west was willing to do HELOC on it.

How do I approach a seller with good sellers financing approach on 20 acre ranch? Has anyone done in a deal like that? 100k down 5% interest for 5 years and then refi?? I know the owner well so I just don’t want to discourage him. Any thoughts? Property in Merced county not that it matters.

@Arlen Chou why not just pull a heloc instead of refi.. each time. Wouldn’t you avoid paying the refi fees? This is more a question not a suggestion.

@Jay Hinrichs what would be your business advice then. What type of real estate to invest in. Im in Cali and rather invest here, because of cash flow concerns, been forced to look elsewhere. I do hear alot pm can take advantage of oos investors. I rather invest close to home to have more control over it.

I've been looking at AG properties with trees on it along with SFR and mulifamily in Central Valley.
