@Joe Norman

Thank you for the detailed explanation/scenarios.

I just like to hear from you guys in the forums as investors. My agent is not an investor.

Just personal curiosity. Thanks again!

Does a buyer have the right to know the terms of competing offers when an escalation clause was part of the offer?

Specifically in Maryland

Thank you in advance!

Hey @Happy Sohi, did you go through with writing a letter, if so how did it work out for you?

Hello All,

How would you explain the benefits of a buy down to the seller? Ex. (2/1 buy down) I know there’re some capital gains tax benefits, but what does those differences usually look like to the seller?

What are some examples of the deal breakdown when using this in the past? What was the purchase price? What was the difference compared to lowering the price? Are there any specific resources you normally use to calculate the numbers? When may a buy down not be attractive to the seller? This topic is usually covered briefly when I hear it come up in podcast. Thank you in advance!

@Jason Taliaferro hello, thanks for the reply. I’m interested in anything involving renovations. Flooring, cabinets, dry wall, tiling, shower installs etc. Willing to connect if you could ever use a hand!

Thanks for the reply @Scott Mac

Yeah I've been watching YouTube videos to start. However, I believe it would be more beneficial to work with someone, and the volunteering for an organization is part of the interest as well. Additionally, there's nothing I currently have that needs renovations.

I've worked as an engineer and an HVAC tech in the military currently still serving, I'm up to the physical labor.

But yes, everything you mentioned are skills of interest. Maybe not so much roofing and window replacement, but more the bathroom, kitchen, flooring, and drywall. HFH has construction jobs just nothing currently (assuming due to winter season).

Hey @John Mathew, have you personally participated any any of the mentioned programs?

Hello All,

What are some opportunities you are aware that will allow you to gain construction experience by volunteering your time? I've previously seen someone mention signing up for Habitat for Humanity. Any other ideas or organizations you know of that have a similar program where no previous experience is needed? Thank you in advance!
