@Carmichael Lewis well we currently live in Lake County but we wanted to migrate to Cook County or any surrounding suburbs of the city. Where would you recommend as a place of some sort of balance. I hear Woodlawn is up and coming we found a property we liked on the inside but the neighborhood was very questionable and the rooms were really small. We didn’t feel like we would get much of a return on the property 

@Heath Jones yes due to using a VA home loan we need to occupy it for at least a year.

@Matthew Irish-Jones when you say risks with with low income areas can you please further explain? I’m sorry I’m so new to this. I think as our first investment we are looking for more higher returns as of now so we can get in the swing of things and later shift to the appreciation side so we know exactly what we are doing. Also, thank you for your response and help. I will reach out to a local property management company I didn’t even consider that. 

Hello! My husband and I are looking to purchase our first investment property. We are not from IL but I am currently stationed here with the military. I wanted to know where good areas are to invest with a steady cash flow. We really want a 3-4 unit but if the price is right and the cash flow is right we would settle for a 2 unit. We have also considered getting something we can fix up on our own but is still livable. Any feedback or recommendations would greatly be appreciated. We have two small children so a safer neighborhood or an up and coming place would be ideal.
