@Ray H. thanks a lot, I may be using one of the methods you suggested if either of these two properties I'm looking at checks out

Ive basically been looking at properties along eastern MA, from Lowell to Randolph for good deals for an investor.  But Im also looking to help a friend who is looking to move soon find a place in Boston.  I went to school in Amherst, but ive lived in Boston for 20+ years, so im hoping that should help

Thanks Michael.  Its great to be here.  I will definitely give that book a look

Wow thats pretty great info, thanks Tim

Thats awesome, thanks

Kim- I didnt know they made participants, put in volunteer work. Do you know what kind of work it was?

Has anyone ever heard of this NACA (Neighborhood Assistance Corporation of America). They claim to offer 3.75 30yr and 3.0 15yr mortgages with no money down + no closing costs. Anyone know if this is for real?

Brent- Thanks for the advice. I just joined here and have been all over the how to guides.  Starting the podcasts today

Aristotle- Thats a good point about allowing the tenants to become friends.  It absolutely is a business and I would make that point clear to them.  Since you dont like multi-units, what do you prefer to deal with?

Hi All,

My names is Naoise I am looking to make my first splash in real estate.  I am a recent grad from Boston working right now to build up some capital.  Would like to purchase/acquire a multi unit (2-4) and I would likely occupy one of the units.  Ideally this would be in Boston, but im open to the surrounding areas as well.

Basically I would just like to start a discussion here regarding people's experience in this area, share creative ideas in terms of financing or about properties in foreclosure, REOs and short sales.  Any and all advice is welcome and appreciated.

Thanks for reading!
