Those are both really helpful, thanks a ton. Eric Tait I am in college so time and flexibility are what I really have to offer, do you have any advice on how to go about finding a mentor that I could help out like that? From what I'm hearing it seems like finding a mentor is going to be my most important next step.

I have a couple questions for people who buy and hold for cashflow: First, for people seeking financial freedom (enough cashflow per month to cover expenses), how long would this normally take to achieve? Also how many properties on average would somebody like this own? I'm just starting out and intend to focus on multi family properties.

Thanks a lot guys! Sounds like I'll be doing a lot of networking in the coming months. Chad Ballard, do you have any advice for finding a person with capital that I could market my advantages to?

I'm going to be a senior at Vanderbilt University this Fall and am about ready to get in the game. I've been educating myself on and off for about a year and have recently picked up a lot of steam. I obviously have little income, with just some savings. I'm interested and buying and holding multi-family units and was wondering if anyone had any good advice for my particular situation. Thanks and glad to be here!
