thanks for the other possibilities, hadn't thought of those. It was a foreclosure, as is, 

 cash only... That's all I was considering

anyone ever have a realtor ( listing Agent) lie about your offer not being the highest on a property and then finding out that you were The highest But it  already closed with the lower offer??

So let's say your realtor  makes a 90k cash only offer for you on a foreclosed townhouse , submits it to the listing agent and three days later has to call listing agent to ask outcome. She is told that another offer came in higher, we didn't get it. Couple of weeks later the Mel's shows that the property closed and was sold for 88k? My realtor says that is common practice with listing agents... is that true? Anyone else experience this?

if I told you I hired a locksmith.... told him I had just bought it at auction...,would that be incriminating?... anyway worked out great. Owners had just left. Discovered it was 4/2 and not the 3/1 advertised. Very happy with whole transaction, even Hubzu.

They moved out week before closing. Surprised at condition of house. Clean, empty, unharmed!!! Very smooth HUBZU transaction also. Clean title, no issues

Need opinions on an occupied foreclosure. It's a great price but a total mystery inside. How hard is it to evict? When Auction sites say clean title 

Given does that include liens from POA dues? OR

just mortgages?
