IKEA! Forgot about them. Registered at Lowes and Home Depot with business name and tax number, so I'm a little ahead there 😬 

Sears usually has appliances misordered marked way down.  I got a 900$ dishwasher for 348$ and was very pleased with it.  

So, long guarantees are a waste of money for flips I guess. 

I was hoping for a store for General Contractors only in San Antonio or Corpus Christi.  I'll check out IKEA.  Again, thanks for the help!

How do you go about getting insurance for a flip? Plan on doing only one or two flips a year. Will insurance companies charge outrageous fees? I plan on paying 3 months at a time if possible.  Thanks for your help. I truly appreciate it.

I'm wondering where I should purchase appliances.  I've been scouring the internet for best prices and making notes for comparisons.  Would purchasing guarantees for 3 or 5 years be an incentive to buyers?

I would definitely paint the brick....a light medium grey. Emphasis on light.

my DH and I have a rent house.  We owed about 19,000 on it.  The interest rate was bad as we've had it for 12 years.  The payment was going up again due to taxes and insurance, so we decided to get a loan and pay it off.  The plan was to have it paid for in 3 years.  We wanted to be debt free.  I wish we had just refinanced it.  Now, I'm thinking we should refinance it and use the extra money to buy more rental property.  What bank should we go with? We're not sure how exactly to go about this. Any help would be appreciated.
