I agree. We are getting started in this market as well. What we are learning about the numbers doesn't seem to apply here. We listened to Pine Financials call last week where they used an example of buying at half the ARV. My husband asked where do you find a deal like that. They laughed and said it was very rare. I would like to hear more about real deals and what they look like in this market. It is too scary to pull the trigger so to speak when we are not yet up to speed on rehab cost. We cushion that number then most deals are way too far out of reach. We are thinking of looking at live in flips at a higher price point. Isn't that what you did Bryan? We have also heard that the Springs is ready to explode between now and 2020.

Does anyone know if the successful buyer of a tax lien becomes responsible for back lot rent once they obtain the property deed?

I am so proud of you!  The house looks beautiful!  Thank you so much for putting yourself out there so we could all be inspired and educated.  I am looking forward to hearing more details.  My biggest concerns has been knowing how to go about picking and managing contractors to at least weed out the real zeros.  Please keep us up to date on your future projects.
