@Merritt Whitman I'm exactly in similar situation, trying to cash out refinance couple of properties in Indianapolis. Do you mind sharing your final lender choice and terms you ended up with?

I currently own 5, definitely not cumbersome. I like the easy of entry and also possibility of easy exit, it's much easier to manage them and easy to rent out too. It takes a while build your portfolio by just focusing on them though.

@Hank Lee I'm exactly in the same boat, I started with bunch of out of state SFH, some bought through turnkey and others by myself, it is indeed a slow path. I'm looking at multi family now atleast 4 plexes to start with. So far realtor.com(which somehow happens to list more) and loopnet are the websites I'm looking, but general consensus is that they are not very good deals, but I'm still analyzing them myself. I'm also getting in touch with property managers and real estate agents that I worked in past to get some contacts. It is extremely hard to network being out of state, but I'm going network with people locally and see where it takes me.

@Divye Kapoor I primarily chose to invest in class A, hence I'm at the low end of the spectrum. Except for Texas home, all of them are yielding around 7-9% CoC return.

I live in East Bay like yourself. I've invested in five single family homes and all of them out of state. I've have them spread between Memphis, Indianapolis and Texas. Some of them are turnkey and others are bought of MLS and found a team locally to manage. Almost all of the companies I'm working are found by researching bigger pockets forums.
