I have tried four different collection agencies and have about 60 accounts in collections. I joined with Capital Accounts in January 2022 and they've collected more for me this year than all the others collected for me in 12 years.

I will surely check with them. Please let me know if you know any other company as well that is reputable and you have used? Google search shows all sort of collection agencies that I cant even tell are legit. I left my contact info to some of those and no one ever contacted me back.

 I did the eviction in JP court that they didn't show up to. Now shall I do another case by spending money out of my pocket to get money from them? What if they don't show up for that either that I am sure they won't.

Did you get a money judgment? In my experience there are two parts to eviction...summary possession, and money judgment. Separate actions, typically heard together. Collection agencies need a money judgment to collect against, or they will file for, and charge you for the effort, a money judgment. Different jurisdictions may have different processes, learn your local LL/tenant laws.


 This case was in Texas. So both decisions were made by default in my favor since Tenant didn't show up on the hearing. The disposition has Default Judgment for Plaintiff with the awarded money equivalent to two month rent + late fee. And eviction was carried out of 5 days of hearing. Both judgements are part of the case.

I know Hunter Warfield is one collections agency that will work to collect on past due or unpaid rents. I am sure there are other agencies that have similar specializations.

Every poor tenant or collection experience I have ends up making me that much better at identifying tenants who will be dependable and take care of the home they lease. 

I hate that you're having to deal with this situation. Learn what you can, and hopefully you can eliminate some future headaches.

Thanks for the advise. I will check with the collection agency you have referred to. I don't mind giving up 50% of debt as long as there is something I can recover out of two months rent that they owe me and have it on their record. The tenant & cosigner just left everything as if nothing has happened. I surely will let everyone know how it goes for me if it can help anyone else on this forum.

Hi all. I have a property that was on rent for over a year with the same tenant. The tenant was usually late in paying rent in the last few months but still used to make payment during first or second week of the month. Then one month the tenant didn't make any payment. I tried to contact them (tenant and cosigner) via emails, calls, and none of those were answered. After waiting for a month and a half of no rent, I started the eviction process and the tenant didn't show up at the court either so I got the decision of eviction by default and got my property back in posession. However almost two months rent was not paid, no notice was given, lease was terminated and tenant left the property with all the junk & some broken furniture. Can you suggest that what option do I have now to recover the unpaid rent or reporting it to their credit scores?
