I've been hitting the payment on how to get this done the property located in Opportunity Zone, so far I've research FHA 203k loans, Commercial Mortgages and HUD/FHA mMF loans. I'm just going to give them a call Monday  somebody will say yes

I reached out to several lenders about financing this project for the cost and renovation, I was either met with they only go up to 6 units, or the building has to  be occupied,  or that I was too in experience and I needed to put a license builder on the note with me. Any creative I deals on how I can get this financed?

So this is very Interesting I recently purchase 4 properties in Alabama area and I now have to wait 30 days before I can quit claim them into my company name. I'm BRRRR 3 of the 4 properties so I was thinking on pulling that money back out to finish the work. But from this thread i'm assuming I should wait until that refinance is complete? thanks in advance

yeah, thats the plan now,  I really wanna change the bathroom out tho  I get it 

 do whatever is needed to pass the inspection, SAFE, and Clean, do not go overboard you will not get anymore rent doing it like an homeowner was buying it . 

We replace the roof, furnace HW tank if 10 years or older. All new cosmetic of course

understood,  the property is really outdated so I wanted to really make it nice but the first estimate was 30,000 for labor along. so Im waiting for a quote  to just do lBP flooring a paint job.

question I had is I got estimate to do a $30,000 renovation on the section 8 property. (new flooring, new kitchen remodel, new bathroom remodels. )I’m trying to decide. Should I pull the trigger or just clean up the  unit as is. P.s I don’t plan on selling anytime soon.
