I feel I’m approaching my first closing very soon but I’m trying to figure out do the anxious wholesaler (me ) pay closing cost for the wholesale of property or negotiate to where the cash investor pays that as well

What is the best and most accurate way to calculate the return on investment so when you present a investment to a buyer you can explain to them what to expect for their returns

@Anthony Dooley I’m really fine with either one , however I am just having difficulty trying to figure out if I could get descent cash flow out of the property. So I’ve been thinking more about flipping it.
