You should not have to pay anyone on here. There are so many people here willing to offer advice to you just for the sake of networking and being good people. If you're BRRRRing then check out the BRRRR discussion boards or maybe ask a general question and see who bites on it to help you out. You'd be surprised! Good luck and congrats on your first buy!

There is always opportunities to be had. An old proverb states " in every crisis there is opportunity". During this COVID epidemic there will be deals! Unfortunately, they will occur in the next 6 to 18 months after the banks have authority and time to forclose on their properties. So that will give you time to save and possibly find another investor to go in on a deal with if you are strapped for cash. Good luck and keep researching!

@Eustace Ottey how much was your property? Was it a duplex townhome and how much do you intend to rent it for?

@James Masotti jesus that was a ride! So much unexpected issues. Did you find someone to easily rent out the townhome for 1150? I see plenty of those properties but as I do carpentry and structural work in my side job I can kinda tell when some homes are out dated and materials used. Like 1×3s and 1×4s used to be common. They say you should always double the "estimated quote" and your link was a very good example of why. Thank you for sharing!

@Rumen Mladenov I have heard about it but no one I know of talks about attending any events. I do not want to wait anymore, I want to make moves! I am glad to hear that you are doing BRRRRs because those interest me very much. Could you share your first BRRRR please?

@Blaine Brown so you do not use any real estate agents or brokers? Just directly with sellers? Do you have a real estate license?
