Lots of former software engineers/computer science fold on the east coast. I know too many in REI (including myself) for to be a coincidence. I think it's something with the way we tick. Very project/task based.

In the case of cash for keys or rent you cannot collect do you file a 1099-C against the tenant?

@Ned Carey what about dealing with a dispute with a property management company.

Doubtful they declined 6 offers.  If so, there should be no problem with them getting it sold.  Based on that rationale this stalemate is holding them up from taking one of those offers.

Why does the seller feel they are due 2K?  Did they make some improvements as part of one of the contingencies, reimbursement for opportunity lost since it was under contract, or something like that?

Does the tenant have to agree to being reported to a credit bureau? What if I want to create a trade line for the rental and report if they pay on time or not?  If tenants are allowed to self-report who would say they are are late?  Can I just report exceptions?

@John Thedford Sorry about the headache.  I saw that happend to a neighbor's property in DC.  It was rented to a hoarder with a bunch of pets.  He had to move out of the area.  The PM apparently did nothing.  He ended up selling.

@Andrew Grieb You use a resident agent who the contacts for emergency only issues?  What type of fee do you pay on a per issue bais?  Are they an independent agent?  Most agents want you to sign an agreement.

It's DC.  Put it under contract and wholesale it.  You will get interest but no deal signed, sealed, and delivered by year end.
