He’s wants 6 months and honestly that’s what I wanted as well. When lease expires he can renew or break lease. Summer would be good time to find long term tenants

So true, not trying to put down a deposit. So the dilemma is either waiting until January or February or have a good tenant whose credit score and background check are clear and wants to lease for 6 months only. This will get me into the summer months which will increase my overall applicant interest.

House is located in Nebraska. For Rent sign is currently up. I think visibility is great and house is listed on almost every online website that I can think of with exception of Craigslist. $1595 does sound way better and will stick with that for now and see where it gets me. Thank you for your expertise

I did use the for rent sign and it did work. Had a individual call requesting information about property for her sister-in-law. Unfortunately that was the beginning and end of that applicant as they never actually submitted an application.

I had another applicant who just move to the state and wants to rent out my property for short term. He’s looking for a house to live in himself but wants to get situated first. Not sure whether I go with this applicant or keep house on market and try to look for long term tenant.

This makes perfect sense. As soon as I dropped my rent to below $1600 I got two applicants and one were solid in my opinion. A six month lease will work especially during this time of year. If tenant decides to vacate or renew then I can restart my lease agreement during the summer months. Crossing my fingers tenants renew.

What’s the best and most efficient way to sign a lease between tenant and landlord electronically? Zillow seems to have a decent way of doing so. I can upload my lease and have the tenant and myself adopt a signature. Is this the best way to carry out this lease agreement?

That was my thought exactly. Have them occupy until mid summer then place a new tenant for long term lease. Wouldn’t be as hard to find a tenant during summer months as apposed to now.

Have an applicant come through with very good credit score. A real estate broker who just moved to town in hopes of purchasing his own property to live in. Thoughts on a short term 6 month lease. Lease would expire mid summer which is a plus.

@Teresa F. That’s interesting about vouchers...I didn’t not know that. You know I have an solid applicant right now who wants to rent for 6 months and then move out. He’s a real estate broker and wants to find his own residence soon. What are the pros and cons to that you think from your experience? So you rent to someone you know will eventually leave way sooner than later
