Can you provide zip codes or areas to target for midterm rentals that could service the university and hospitals? I know that sometimes the areas closest arent the best yields, but bedroom communities that many students or employees commute from.

Topic: Best cities to buy a fourplex

I wanna purchase a fourplex and I’m open to buy in any city that’s profitable. My own city is a HCOL area, so not a lot of options here.

Since I’m late to the investing game, I wanna get the best bang for my buck as opposed to starting with a single with family homes.

I’m interested in the buy and hold and MTR models. Im open to either or both.

Based on your experience, what cities would you recommend researching and investing in?

Wow! First let me thank you for providing such a thorough response. Its full of great information. I do plan to attend the Harris county auction tomorrow morning to get info and possibly meet people. I'm kinda excited, to be honest. 

From your reply and others, it seems like my time (and money) would be better spent with a title agent or title attorney. I just wanna make sure I have a full understanding on the best way to research a property before I bid and how to make sure I get a clear title.

I live in Fort Bend county so for now, I wanna focus on the surrounding counties where I can easily drive the neighborhoods. I realize some of these auctions are actually online, so that may be helpful.

Im just getting into tax deed sales (here in texas) and plan to attend my first sale this week. I dont have enough info to start bidding yet, but wanna attend to see the layout and get the feel and maybe make some connections. Ive been researching for a couple of weeks now and think I have the basics but still working through the nuances like what if the property also has other liens or a defaulted mortgage, etc. What's a good workflow to research individual properties BEFORE an auction.

I was planning to consult a local real estate attorney to get location specific information and to answer my question (correctly) about the laws in my county. Has anyone else done this? I know I'll have to pay for their time, but seems like a better investment that buying a guru course. With the amount of free info available here, on podcasts, and on youtube, and books, I think speaking to attorney would complete my sphere of information. Does anyone keep a close relationship or attorney on retainer for those who've been doing this business for sometime? Would a tax deed savvy realtor be able to provide much of the same information?

Thanks for any information, I just wanna spend my researching time and monies wisely.

Would love to heater your experiences. I live in Houston but wanna invest up north. DFW or surrounding area. Prices are better, less flooding etc. I’m most interested in buy and hold rentals....maybe turnkey if the company is reputable.

Thanks for the feedback. I am indeed a novice, but wasnt planning on raiding my 401K. I was just curious if other people did this, given that everyone seems to agree that real estate has a better ROI than stocks. If this is true, why even bother with stocks?

I realize a lot of investors start off by using monies from their retirement portfolios, whether its a 401k, IRA etc. Seems like everyone agrees that they enjoy a better rate of return in real estate than these conventional methods. Would you recommend pulling out ALL of your monies and investing in the various forms of real estate since they earn a higher ROI ? If you dont deplete your retirement accounts, what percentage of your portfolio is real estate investments (in all forms), retirement accounts and/or other vehicles?
