The main one's to consider are:

Background check - totally clear, or will you allow certain things
Eviction history - totally clear, or will you allow if no evictions for last xx years
Income Requirement - usually 3x the cost of rent
Credit History - totally clear, or will you allow certain things
Pets - yes or no, size, type, number of pets allowed, extra pet deposit/fee

Again, I highly suggest a property manager to assist you with this.

Yes you are right. I appreciate the advice everything has been a little overwhelming. If you know of any property management companies you have had good experiences with I would be grateful for suggestions. We are in Texas. God Bless!

I am listing my first rental house and I was asked for tenant criteria from our realtor. I wanted to ask for suggestions on valuable tenant criteria that I should consider including?
