@Lukas N. Congrats on getting started. Please be sure your VA's are well trained. Someone's VA just called me about a property that we owned but she didn't know how to navigate the conversation and needless to say, her investor lost a lot of credibility with me. Also, watch those systems that you are using as well. I plugged in my address to one of them to see how it works and low and behold, I started getting phone calls from investors. The system was taking my info and sending it to someone else. Luckily, it was my own property and I shut down the conversation. Don't get too caught up in the glits and glammer of systems. If you are planning on doing deals in Vegas, it's best to do it the old fashion way which is networking with people and creating relationships so that you can get referrals. A lot of people use systems such as the ones you listed because they don't want to share profits but you will quickly realize that in this particular market, you have to give a little to gain a lot.
Good luck,
Louis
Hey Louis, thanks!
After one week, I realized that I have to train my VA's. I have 2 now. Yes, I agree, they are terrible sometimes in communication with potential sellers. That is very usual. I have a retail shop where I have to train my sales all the time.
Now I feel, that I have to cold-calls by myself for a while, to feel the real war :). I am having 250 absentee/vacant properties every week to process, so I can't do that alone anyway ;).
You are absolutely right with the software platforms. I found, that there is not any bridge between all of them, and I am fighting with all the different data. I am the kind of person, who is savvy and smart, but I have to try most of the recommended things out there ;).
I found, that websites are using my number so many times, that I started to use google voice as well.
Meetups are great and networking is the most important thing at every business. I am not using the software because I do not want to share profit, but I am building a company, not one man show, so I have to have my team using the project planning, be able to share info with them, etc.
I am very open to split equity or profit on deals or pay commission to a good realtor. I chose to be a realtor because I wanted to get a quick compressed education in a short period of time. I am skilled in Europe, but the US has different laws, etc. which I like.
If you will be at any meetup soon, I like to meet you, or on any other day as well.
Thanks! Lukas
