Thanks Jay!  Very good points about no appreciation and using your cash flow for cap ex.  Didn't think about that one.  The properties I'm looking at right now are rehabbed well with great cash flow.  The zip codes are 39211 and 39047.

Would you say your comments hold water for those zip codes?

Appreciate your feedback! I'm looking in the northeast part of Jackson right now.  I'll look into the flood risk and I'm always getting an inspection which includes a foundation check.  

Have you had good success with tenants?

Looking to buy single family homes for long-term buy and hold.  The cashflow in the nicer northeast Jackson area is very good.  Almost too good to be true.  Has anybody had success with turnkey type properties in Jackson?  If so, would you recommend it?  Thanks!

Hi all:

I've been a single-family investor for 5 years and just purchased my first duplex.  I'm looking to purchase more duplexes but would prefer fourplexes.  

Does anyone know of any turnkey firms that offer these?

Are there any turnkey investment firms in the Lakeland area?  Ones that buy, rehab, sell to investors, and have a property management arm?
