I've enjoyed reading these. I have a 2002 Ford Thunderbird. It's the cutest little car, a two seater convertible. Has 78k mi and is paid for. I love that car. It looks great and holds up well against the new model Camaros, Mustangs, and Challengers in my opinion.

Hi Everyone. My name is Mykeesha Taylor and I am new to bigger pockets by a couple of weeks. I am also new to real estate investing. I have become increasingly intrigued with real estate investing this year. I attended my first seminar and fell in love with the concept of REI and the many different forms of it. I'm looking to turn the concept into my reality. I am green and am looking to learn as much as I can, gain as much support as I can and finally do my first deal. I am interested in wholesaling, lease options, mobile homes and eventually buy and hold multi unit rentals. As I learn about the business, my goal is to help as many people who are willing to get started and become a successful REI. I look forward to communicating with you all.

@Andy Collins 

Thanks Andy for your response. I think you and several others on here are right. Most people complaining about the high property taxes either are not calculating them into the cost or they are over paying for a piece of property. I will make sure that I account for this cost. Can you explain why you use 2.7% for your cost calculation? Thanks again.

Thank you for this example. I'm an analytical person, so seeing the numbers really helps me understand. My only other concern is finding deals through the MLS. I've heard from other investors who say that properties on the MLS are retail priced and difficult to get a discount on. What are your thoughts. Do you have much experience finding deals through the MLS?

I've been researching and reading forums and other people's stories. I've read that high property taxes in Texas makes it virtually impossible to realize positive cash flow. Is that a true statement? What strategies should I use to insure positive cash flow despite high property taxes?
