He has offer a duplex he owns as a guarantee, the value is estimated at 565k but there's a mortgage balance of $419k, leaving equity of $145k.  The problem I see with that, is that I might not see my money until the duplex is sold. It's just a recorded lien right? Nothing forces the person to sell at any particular time I believe, unless I'm wrong?  I feel like my asset is still unprotected
