The applicant had foreclosure filed and granted against, but i don't see any BK yet. Is that a warning sign? from preliminary screening they had a foreclosure for about 160K property that ran for 8+ years.

i am in the same situation. let me know how it goes. In my case the applicant has foreclosure judgement from the association, mortgages. The application also requires association approval.

Kevin Young Thank you for directing to buildium.com. It seems a property management solution site rather than tenant screening. We use quickbooks to track and my partners feel that we shouldn't use any online site/google docs..

Johann Jells Thank you!. I sent an email to them regarding their offerings comparing to e-renter.com yourcheckcredit.com and ntn online.com. We currently use NTN (National tenant network) and lately they said we are not eligilble to receive credit score as per florida law

Roy N. 10+ aparments. It is multi unit rental apartments

I have been reading that if the 1st mortgage is being closed upon, than all liens that are filed (other than state/ira/utiliy liens) are wiped out. Does it mean, even mechanical liens doesn't hold? What about the HOA dues where the HOA hasn't filed the lien yet. Can they put lien after the property is purchased in foreclosure for the dues owed by previous owner?

Are there tenant screening solutoins out there for commerical apartments? Most of the services are geared towards individual owner. Any thoughts?

What type of screening do we need to include. The property is being managed by us, so at moment we don't have any external management company
