All good input. Thanks y’all. I think giving the tenants the option and charging a rental fee makes the most sense to me. I’ll see how that goes!

Definitely not a bad option. I like the 35%-ish annual ROI on a $1200 investment (Assuming 7 year lifespan)

Hello! About to close on my first rental property in OKC (B class 4/2). Anyone who operates in this market have some insight on whether a washer/dryer combo is usually provided or would most prospective tenants expect to provide their own? Fridge?
