Thank you both for your input. I figured I needed a contractor rough figure before bidding but I wasn't sure if there was a standard op procedure. Sounds like I can play it by ear. Sending pics is painfully brilliant for a rough estimate...I shoulda thought about that.

Is it better to have a property under contract before calling contractor companies for bids. Will they even come out if it's not under contract?
