It sounds pretty expensive. Have you tried calling a few other title companies to compare the prices? Aren't mobile homes excluded from sales tax in your state? I know that in PA, title agents just enter an Exemption Code and there are no sales taxes for mobile homes. 

I don't see any risk with having an assistant do it. Unless she makes some error and then you might have to correct any errors and mail it back to the Department who processes it.

In PA, each mobile home has its own parcel number and each owner's name as well. Each mobile home owner has a separate bill with County, Township, and School taxes.  The park owner also gets their own tax bill with one parcel number for the whole property. 

$730 for lot rent sounds like a lot. Usually, sellers are ready to drop the price right before they have to pay another lot rent. What year and condition is the home in? Is it move in ready?

I believe it's a good amount to start off if you are looking into flipping mobile homes or you would have to partner us with someone and find a great deal on a mobile home park for sale. I have been flipping mobile home for the past 4 years and started off with less than $10,000 myself. Feel free to email me with any questions in regards to it. It's all possible!

It sounds as the law is very similar to the PA one. It is considered to be a vehicle in Pennsylvania and you are required to have a dealer's license if you are going to sell 4 (I believe) or more homes per year. 

I would call Department of Transportation in Florida and ask them what are the requirements for obtaining a dealers license for selling mobile homes. In PA, it required us to have an office with parking spaces etc. However, check and see how many homes can you sell in a year without being required to have a dealer's license.
