Perhaps you just need a personal coach, unrelated to you or your business, that doesn't know you personally that can look at your present situation and help you go from there.  The last thing you want to do is make a decision, especially tied to your bank account until you can move from the emotional place that you are.  Trust me I have been there.  It was not due to business and was many years ago.  Other things had left me broken and for twelve years I wallowed in it.  Very hampering.  

Instead of lamenting over perceived loss in the past, or "stupid" decisions, choose to switch gears and think, "Okay, I know from this, that a mistake was made here ..., now what can I do, what structure do I need to set for myself that I do not make that same mistake again."  

Many of the world's most successful people talk about their previous failures being the launchboard for their success.

Is there a specific forum here that you can either showcase or list what you currently have for sale- if it is through a Real Estate company? I am on Columbus Ohio MLS, Realtor.com and would like to be able to get info to people here. Thanks! Mya

I have salary position as a Commercial & Retail Property Manager. It is the main part of my job, though I am also Realtor for KCI Realty as well. I think the benefit of property management is does produce  a steady stream (for duration of contract) of additional income for your business. However, it is small increments and also has many pieces, components and work with it. 

I will also say. the as far as property management, commercial and retail and residential are two totally different ball games.

We are very small. In essence, two of us are managing our development companies assets and a portion of another entities in three cities.

Establish a good checklist. You may have to alter per new tenant to suite particular needs.

Organization, ultimately, will make or break you. & Accept being told, rather than learning the hard way.

I do not think it is a job that "everyone" is suited for- the same way not "everyone" is suited for sales. You, in essence are the bad guy, the good guy, can anticipate issues, make sure everyone and everything is taken care of, etc. etc. etc.

HOWEVER, toughest job I have ever loved. & Have learned so much all these past years. & Really not my time of being a "Realtor" but my time of being a Realtor and Property Manager is what gave me the both the inside/outside view and the what to make sure you do and what not to. & Is probably also why now at 51 I am looking to acquire some properties of my own.

I am looking to speak with Ohio Asset Managers that might have care of multiple residential properties in and around Marion, Ohio area.  Marion and surrounding basically, but probably would look Ashley, Delaware and Northern Columbus as well. 

These are not for me. I have an investor looking to buy a "lot" of houses. He is a cash buyer and though he is currently buying, he is tiring from one, two and three at a time deals.  

Though commercial, retail and property management are my main things, I have been working with him for awhile. 

If you are an asset manager or a Realtor with inventory in these areas, please contact me.

I have not bought my first income property yet. I have decided I would like to acquire a quad. However, at the moment, there seems to be none available in the towns I am looking. Therefore, I might end up with a duplex or two while I wait. :/

I know the issues you are dealing with. I am Partner in a small export service company as well. & The major part is assisting global buyers from any non-restricted area/country to obtain U.S. goods. (4EXPORT, LLC)

& On the real estate side, I helped an associate who happens to be Libyan born, to buy a house here.  

They do ask for two years tax returns.  Like you, this was an issue for him.  He had worked the whole time, in fact, was quite prosperous in his home country.

One reason they ask this is because there is really no good "program" or way to verify references, employment or any other requirement from another country. *If anyone has an idea for this, it probably would do well.  

Cash, again, is king. 

Just as here we have to have a continuity shown, even if we have changed jobs, etc., they do not want to see gaps that they cannot verify.  

Do you have something considered the equivalent in your country?  You may be able to establish what they are looking for even though it is not tax returns. & If they can actually talk to people or businesses or banks in your country and verify the information you are giving, you might be able to find a lender willing to lend.

I have worked in Real Estate for years. I know that I actually "know" more than it feels like when when I am looking for my own opportunities.  & I appreciate everyone here that shares what has worked and what has not. When you think about it, all of us have nothing to lose and everything to gain, for even when things don't go as we "planned" there is usually a great lesson to go with it.  :)
