Trevor,

There is a formula based on new construction that I use. You need to get the comparative value of homes built and sold within the last 12 months and a 3 mile radius with similar features, give or take approx 300 sq ft . 15% of the average cost of these homes would be considered a starting point in making offers in acquiring vacant lots.

I think the best if not easiest way to go is to get an Investor friendly Realtor. One that would be able to appreciate the reciprocal value that you bring to each other.

You can only find this out by finding a great team (real estate broker, property manager, attorney that knows the market) and finding out from them what is needed in the market and has long term upside potential.

So I agree with @Michael Weller on his assessment of Belize, as we are currently building for the hospitality/tourism market on Ambergris Caye.

Awesome @Eric Tait. The entire RE industry is an emerging market in Belize in general and San Pedro, Ambergris Caye in particular. As a Belizean, and an Investor in the Capital Markets I have been encouraging fellow Investors to turn their attention to the place we affectionately call 'the Jewel'. You cannot go wrong.

To invest in another country you want to be comfortable first and foremost with that nation's stability, socially and economically (currency). Then you must have competent and reliable property management in place. It is with those conditions in mind that I am turning my attention to Belize.
