I agree Harrison. It reminds me of a saying from one of my favorite cartoon characters, Calvin (from Calvin and Hobbes) said: "I find it easier to keep everyones expectations low, so I don't have to try hard." Seems to me that is exactly what is happening.

Thanks for the tidbit of information, Will. I will have to see if my agent can get me the info. I found it very helpful when I got the emails directly from Title, but have been stuck for a little while. Hopefully my agent can still get ahold of the info.

My goal is to Wholesale 10 properties and purchase 1-2 rental properties.

As for my team: I still need a property manager and an attorney. Everyone else is set up

After I got my AA- I went to massage therapy school, got my certificate and went to work in a physical therapy clinic. I worked there until I couldn't stand one the employees anymore, went to work at a supermarket, and then went back to the physical therapy clinic when the other employee left.

While I was at the PT clinic the second time, I went back to school to get my B.A and then two teaching credentials (one in general ed and the other in special ed moderate/severe disabilities) and my Master's in special ed. This only took me 1 1/2 years with the accelorated programs now available.
I am now teaching a special day class with students who have Autism.
Two years ago (while I was going through school) I was introduced to REI. I haven't done any deals due to feeling that I need to learn, but I have finally come to the conclusion that I just need to do it and learn that way.

Hello, Everyone

I know it has been a few weeks since the last post, but I was reading and wanted to respond to something that Nick said about the title company pulling up the NOD's and NOT's. I was doing the same thing, and then about two months ago, I was informed by my title co. that due to the new laws and bailout plans, they were not legally allowed to give out the information anymore. It may be different in other area's but up in Northern California, this is how it is now.

Thanks for the advise. Any suggestions on how to FORM a REIA? The closest one I have is 90 miles away. There are plenty of investors in my area, but no formal Association.

OK, so now I have my Real Estate Team (Title Co, Attorney, Agent, Tax Advisor, etc) my LLC is set up, I have end users, spent way too much money on "classes, coaches and Mentors" that didn't (or couldn't) answer my questions, some cash and great credit. My goal for now is wholesaleing. I'm ready to pull the trigger, but I am having the darndest time finding motivated sellers. I have tried the traditional advertising, but still no takers (most just want to sell for a profit and get into a bigger place). And I have looked into REO's and short sales, however the banks have not been cooperative. Right now they seem content to keep their non performing assets and taking the government's bail out money. Any Ideas or other forums I should be looking at?
