I would like to know how most of you fund commercial real estate deals. Do you use hard/private money or do you fund it out of your own pocket? I would like to get into commercial RE, I just don't have the money right now, so I'd like to know if any of you have had success using other methods

So if you were to get a 100k loan from a hard lender, do you just pay them the money from your cash flow? So it'd be like having two mortgages? Or do you usually fix up the property and pull out equity then pay them that back? Also, would you recommend any podcasts/books about commercial real estate investing?

I am a college student, and don't have money to invest, and probably won't have a lot over the next few years, but what if a crash happens in school? would I be able to get a loan? are private lenders less likely to give money out? if you capitalized off the last crash, can you explain how you did it?

I am about to attend my first year of college, and want to get started in real estate. I want to house hack after this year, because I'm currently in a dorm, but I'd like to start  my journey in RE now. I've read wholesaling can be illegal depending on the state (???). I live in Indiana, would this be a problem with me? And one last question, is wholesaling as simple as finding the deals then handing them over to someone else? (although I know it's probably not easy)
