Good afternoon all,

Need to find a good software suite that I can use to submit proposals to investors and that can generate returns for investors based on what they put in to the deals. Anyone know of a good software suite out there?

I bought my first foreclosure for 180K put 65K into it and I am now renting it out to someone who has an option to buy in 2 years for 300K. I am trying to get cash out to move on to another property but when I went to refinance to get cash out the appraiser only appraised the property at 269K so I can only take out 24K and with closing costs it comes out to about 21K, Not a lot. The appraisal came in way lower than I had hoped for. I was think that it would come in at 300K. Does anyone know of other means to get cash out other than traditional banks? Please advise.

I guess right now I do not have to worry about it because I have my home, one ren to own property and one I am rehabilitating right now. I plan on working my way into more than 10 properties in the next two years, if FMAE and FMAC do not finance more than 4 and banks will not finance a property in an LLC what have you guys been doing for financing?

Michael thanks for the response. I am new at this. If I set up an LLC an go with a commercial loan they would use my personal gaurantee I suppose?

A mortage broker told me that it is a new Fannie Mae rule. What do you mean structure? Any help would be great
