@Carrianne Mucho I had not considered calling the Office and having them explain, that would be very useful for what I wouldn't be able to find on the site. 

@Chris McDonald Thank you for taking the time to mess with the CAD site here in Cleveland County and explaining where the relative information could be found, as well as the Tax formula.

Hello BP!

I am currently working on improving my ability to analyze prospective deals. I've been through the Ultimate Beginners Guide here on BP and it explained a lot! Also reading through the forums and blogs has provided me with a greater ability to find information and formulate actual data vs. pro formula found on Zillow and Realtor.com. 

But I am having trouble interpreting the property taxes from the County Records Cards provided for properties, mainly property tax assessments and assessment percentage. 

Is this property tax (Taxable) reported as a yearly amount? And do I just take that amount and divide by 12 to get the monthly amount? 

What is gross and net assessed value, and how do they compare to taxable and market valuations?

Also how normal is it for the Market valuation on the county's books to be out of date?

There is a really active REIA group in the OKC area, I hear they are really a tight group of investors and colleagues, you should consider checking them out. Along with the REIA group, there are also many free meetups for investors and entrepreneurs. Congratulation on preparing to close in OKC @Sara Cunningham! Also thank you for your comment! From my ongoing research into Norman and the surrounding areas, I am beginning to understand what you mean, definitely with Norman being a typical college town. If I may ask, in your opinion, are OKC homes a better overall or starting investment due to their lower entrance cost?
