Hi, I am looking for some help refinance my two investment properties, I am currently paying 4.88% on both the loans, the refinance worked out to 2.8% but after all back-n-forth, the banker is now telling me that I have to convert the deed from LLC to my name, first of all I am not sure how long it takes for deed recording to reflect and secondly I am not sure if I want to do it as I did the whole LLC thing to get shelter from liabilities

I was thinking why not refinance my primary home and pay off the loans with investment property but then I may lose on tax benefits? any advice is much appreciated

I started investing in residential SFH about two years ago and hold a couple of rental properties, familiar with how the residential process works, recently I came across an opportunity to purchase a small 1500 sq.ft commercial/retail unit in a new development in North Texas (near Frisco/ 121), I am dealing directly with the developer and he asked me for a 5K token deposit to confirm my intent, followed by contract etc..etc..,

I trust the developer and hence no issues with the risk but I still wanted to take some precautions to protect my deposit, is there a TREC document or letter of intent I can use to protect my deposit, appreciate your guidance

Hi my tenant has stopped paying rent, she says she lost the job and wants to vacate even-though she signed lease for 12 months, can I call the collection agency ? What are my options? Please advise

@Colin Conn - Thank you,  Interested in rentals that I can hold for 10-15 years, there are few that were presented to me but I learnt from this forum that there may not be much appreciation and that region has a rent control situation, I thought I'll ask again

Hi, I am a investor from Texas but never ventured out of Collin county,

I would like to get some views from members on Mesquite, TX. Is it worth investing there, I am especially interested in learning more about 75149 zip code, appreciate your help

Thank you all for your suggestions, this is elderly  couple I feel I can trust, I liked the idea of not touching the security deposit so I took your advice on that, however I just agreed to half a month rent and balance paid in next three months
