 We were members of the family office. Its a great group but to be honest, the majority of people in the group are looking to raise money. Past 18 months we raised over $20M and not a penny as a member of FOC. Again a GREAT group for education, content and learning a lot about the industry but if you are thinking of raising money I would ask others as well. 

Regarding capital raise, it’s all about relationships. Linkedin is good but need to get face to face with people. Raising money today is very different than 24 months ago where you could raise money from anywhere. Investors are much more skittish

Can you help me understand your strategy a bit better? Are you adding ADUs to existing multifamily and then refinancing?

Hi Alex,

Thanks for your response. Yes we are doing exactly that. Acquiring homes that have ADU potential. Scraping the back yard or area allocated for the additional rooms and then driving a strong incremental yield on the addition. We then manage them as part of a month plus model to drive better yield as well and have Corperate accounts with large employers in the area.

Refi happens the moment the adu is complete and we are 100% occupied (which happens fairly quickly given the demand for the product).

@Murray Clark in 2019 we converted a 88 key hotel into corporate housing (STR and MTR) before the term "adaptive reuse" was coined.

I would say make sure you understand what zoning you are in and also understand the desire and goals of the local city planners before you dive in.

There are other items like ongoing regulations and taxation that also come into play.

If you can make it work, it can be a very profitable endeavor.

Hi Bigger Pockets Community,

We run a co-living and working company called Neighbourgood and are looking to acquire multi family assets, guesthouses and hotels in Miami and other lifestyle cities that offer value. 

I am trying to get a better feel for the market in regard to;

1. Building code/permits that relate to multi family investment and whether or not we are able to convert multi family acquisitions to STR's in our format (1 week to 3 months on average) and;

2. The sort of middle of the road yields the market is currently demanding for multi family investments in lifestyle cities/towns (I know it’s a general question but I’m just trying to get a better indication of the market right now).
