if each room has numbers and a floor plan picture of each rooms location then you can add that into your lease.

@Brian Garrett Can you do foxer upper using HML then rehave it(BRRRR) th n refi into bank statement or portfolio loan using new appraised value?

@Christopher Freeman I bought google hub to address my 6 bedroom student rental. Extender does not work for needy tenants (gamers, binge watchers) google one hub still works well.

I currently run my primary residence as bedroom rentals in Seattle. 

Upstairs(my living area) has separate entrance and downstar bedroom units has its own entrance so i dont interact with tenants on daily basis. 

- if you put 50:50 on male vs female tenants, they tend to be more cleaner 

- separate bathroom for Men and Women

- shared Laundry and shared kitchen with eating space

- $500k liability insurance from each tenant upon move in

- very detailed house rules added as a clause on rental agreement

i do have my day time job and rental side is not treated as full time job for me. Make sure to interview each applicant to make sure prospective tenant is a fit for remaining tenants. I like to rent it to students or young working professionals. no section 8 etc. 

venmo; facebook; square cash as primary rent payment method is a must thing. 

if you upgrade each unit with occupancy sensor for heating and electric, and coin operated laundry would be great as well.

I do Flips and BRRRR. this year tried on 2 of my BRRRR into Airbnb. All above mentioned comments are true. Will see how they perform in the winter.

150 days then contact IRS to remove the lien. If house exterior is rehabbed and nice at that time, they may not remove it. Hard to do under hard money

I do manage my own first AIrBB in seattle downtown. I do all scheduling and communication. And family helps for turn over services. But down the road, I’d like at least the turn over service to be given to contractor.
