Can underwriter request for my credit card statement if I only use credit cards and my monthly statements shows direct deposit from my day job and payment to credit cards?

The best month is winter so your tenant would consider lease renewal before moving.

@Brandon Castillo It takes a lot of patience and time to find anything that meet the 1% rule in Lexington, KY. I am also looking to buy in the area. Regardless of how much you pay or collect in rent, you will always be ahead of your peers that buy single families all in the name of privacy and comfort because someone is paying down your mortgage. I wish you good luck in your next deal.

@Joseph Rios I understand you are trying to help your tenant, but section 8 payment standard is based on family size. She probably won't get approved for more than 1 bedroom and HUD won't allow her to pay more than the payment standard. You are not allowed to have a side deal/agreement. I think you have two options: 1. Let here stay in your 2 bedroom and receive payment for a 1 bedroom apartment. or 2. Let her find somewhere else that matches her voucher.

What parts/zip codes to avoid in Louisville, KY? I see a lot of cheap houses (5k to 20k) for sale posted by wholesalers and real estate agents everywhere. Especially in the Portland/ West end area.
