It seems like you have your heart set on Anna Maria Island, but if you would ever consider the east coast I have a similar deal that sounds like it might work for you! I have three cash flowing condos across from the beach in lovely Hutchinson Island, FL.  The sellers are seasoned AIRBNB hosts who love their properties but are ready to retire. They are open to a similar seller financing deal.  I'm happy to get you more information!  It's really an amazing opportunity for the right investor. 

Yes! You should have an LLC for each property to minimize risk and liability.
