I currently purchased a rental property duplex. It has a shared water meter and looking to add another one in order for it to be two separate bills. Anyone have an idea how much I will be looking at for costs? hiring plumber to do the work and all. a rough estimate.

I purchased my first rental property with personal name and conventional loan. The lease I put on is under LLC. the house and mortgage still under my name and I was thinking about doing the transfer later on or sell it. after fixing it up, at this moment I am just lost of how much tax or do a 1031 exchange if i have another property lined up. I am stuck at that point for now.

I am looking to airbnb my condo instead of renting out a room or renting it out myself.I was looking for recommendations of property management in the Northern VA/DC

Hi All, I am looking to invest my first Rental property in Norfolk. I saw the prices are affordable as I live in Northern VA and everything is at an all time high so I am priced out of the market here. Any suggestion what zipcode in Norfolk is best?

The plan is to leverage my 401k while keeping some funds in savings for emergency. 

. @Larry Fried Thanks for the helpful article, it sounds a lot like my options. the dilemma is whether to start with turnkey rental properties out of state  or have primary residence and house hack.


minimum requirement for most is 50k

1. turnkey rentals (if i can find multifamily unit)

2. 1st time home buyer for myself 

3. save up and invest in syndication after tax refunds and saving (multifamily)

the goal is to generate cash flow monthly feel free to recommend which options.

@Alina Trigub Thanks Alina i was reading about syndications and how to get into it vs getting turnkey rentals. Most require minimum investment of 50k. how can I get into it with less than minimum required do you know? what do you recommend if you are also doing it? i looked online but did not find anything clear.

I have been in a paralysis by analysis with real estate for a long time now 3 years exactly looking at few deals and then backing out. I looked at turnkey properties then backed out. I looked at the local market which is rising prices here in the northern VA/DC metropolitan area TH,SF 450k + it is rising. my goal as a full time employee is to invest passively to have multiple stream of income to replace my day job which is IT.

here is my dilemma, I have not bought my first time primary home so the goal was to buy rentals while I am living low rent.

scenerio 1.

Buy my first primary home around northern VA since the major companies (amazon) are moving in and house hack. (rent all rooms)

or buy a small condo and rent it out after few months of living in there. 

scenerio 2.

Invest in rental properties in out of state. (how to invest as LLC vs individual) looked at turnkey rentals and had paralysis by analysis.

Scenerio 3.

Invest in state around Norlfolk/VA beach area where the property prices are less than Northern VA.

(Norada/MI,bridgeturnkey,rooftstock)

my plan was to do scenerio 2 or 3 but the rising interest rate for conventional loan vs commercial loan for residential property is what stopping me for now.  What do you suggest would be a good calculated start as I tend to overthink and delay taking action. I also looked into multifamily and syndication but that is another topic and how to begin or join most of them require a minimum of 50k to begin. But my goal is to have passive income and switch into active income once it replaces my day job.

Any recommendations will help.

I am trying to purchase a rental property under an LLC, but would like to get a lender that would loan under LLC instead of individual, any recommendation of Lenders that provide loans as most banks and private lenders lend based on individual or rehab property not for rentals. Feel free to provide in order to start out.
