I'm retiring from the military in 10 months. I'm passionate about real estate investing and want to take that first leap now, as I'm in the process of applying for a conventional loan to purchase a 4 plex in Norfolk VA. If there are any successful real estate investors that could use free service, data entry, research, cleaning etc please let me know. Thank you!

I put an offer on a property, inspector found 10 red items, one being a slant in the kitchen floor and cracked tile. Suspected foundation problems. Seller hired a contractor who didn't dig deep enough to see the floor joists and only used thicker ply wood and replaced floor with laminate. At closing we received a hand written report from the contractor who turned out to be the sellers father who is liscensed in 2 other states and not VA. He also "bandaided" 6 of the other repairs. I signed an addendum that stated the repairs would be done before closing. At closing we didn't close after the discovery and the opinion of the inspector. 2 days later they sent a termite inspectors to get under the home and photograph the floor joists etc. the inspector again said it was faulty and would potentially cause issues in the future. I signed a release of the contract and now the seller is going to sue and contact my command. Any advice moving forward?

@Wayne Brooks@Sam Shueh@Cara Lonsdale thank you all for your advice! Yes I was thinking of keeping my options open because this buyer seems finicky to me( gut feeling) but at this point I have t signed anything. I will move forward with caution thank you all

@Tom Gimer well verbally through the broker and through text. The original contract has the old offer amount lined out with the new price and initialed. 

But in the meantime my lawyer just responded and stated that I can show the home just not contract with anyone else.

I just accepted an offer and my attorney suggested that contract get cleaned up, redone , and signed by buyer. I haven't received the revised contract just yet and the buyer wants inspection done tomorrow. Am I allowed to continue showing the property even if the buyer has already signed the contract and I haven't? (My attorney hasn't responded to my question yet)

There is a 10 day opt out clause annotated on the contract, so I want to continue to show in case he opts out. Any advice would be appreciated.

@William Hamburg that is NOT what I wanted to hear lol but I appreciate it. I'm going to sleep on it and if this deal does t happen then I'll probably end up taking your advice. Thanks

@Andrew Kerr @Anthony Gayden @Account Closed so guys I had a guy come by the house 3 times and brought his daughter whom he's buying the home for. She kept telling me how much couldn't stop thinking about my house. I priced the home at 338,900 which is lower than the current comps by a few thousand. The 3rd visit he asked me to take 295k I told him I couldn't go lower than 335( because I would like to bank at least 20k at closing/ I owe 300k now). TOnight he has counter offered at 330 and I pay for any structural damage. I told the broker I wouldn't go below 333 and as-is but will pay up to 2k for structural damage. The broker offered that anl they stopped responding. The broker also mentioned how historically real estate slows down until New Years and that I may not be able to sell until spring and that in the end I would be losing profit by continuing to pay mortgage. Your thoughts please.

@Russell Brazil I did fill out a form regarding hazardous materials in the home such as lead. The siding is asbestos siding but that is all I'm aware of. Not sure what words violate fair housing act but I will bring these items up to my attorney. I appreciate the info.

@Andrew Kerr wow all the way from China? Quite interesting. I️ think my concern with the broker was that perhaps he maybe wasn't passing my contact info on to the prospects in hopes of helping a peer profit from the sale.
