Thank you @ Lior Rozhansky for the detailed input. We are open to both families / students. T is priority considering tenants.. Though we are familiar with these towns, we are not very sure if there are particular neighborhoods we should avoid...

Thank you @Lior Rozhansky Our primary goal is appreciation. However, our budget range is 250-300k. I am not sure what we will get in that range in Medford / Somerville and how much will it really appreciate given the saturation ... Do you have any other suggestion on towns? Malden / Everett / Brighton??? Any other? and what realistically we could get there? Of course we want property closer to T .......

We are still in early assessment and havent really compared places to places.. not quite sure whether cities like Lowell will be a gamble over some saturated markets like Medford / Somerville....

We are looking to invest in a condo around Metro Boston area. We currently live north of Boston and this would be purely investment/rental cash flow  property. We are debating between saturated towns like Somerville / Medford vs Lowell /Nashua/Andover.... Thoughts? Any other recommended towns ?
