Okay, here's the scenario:  My previous wife and I purchased properties over ten years ago and she got them in the split four years ago.  She wants out and I want back in.  We were not very good at the landlording thing but since listening to the podcasts and reading posts I believe a new strategy will serve me well.  Help me find a way to finance the properties taking them off her hands.  I have a plan but I guess I need to bounce it off of folks that really know what they are doing.

Brant,

We have seven with both of our names on them.  I'm being offered an opportunity to bring the interest rate down and lower the payment through (HARP) but the balance must remain the same.  I'll look into the business loan avenue.

Mike,

Not sure if there's enough equity to consolidate.  I didn't even ask about consolidating.

My spouse and I have been estranged for three years.  She wants to get rid of the properties (4); however, the lenders I speak with say I can't refinance for cash out (to buy her out) or get financing to purchase outright because my name is on four or more properties.  Anyone know a way around this?
